Each phase of a project is essential to reach its fullest potential. We follow a deliberate process of analysis, design and turning that design into a comprehensive set of drawings.

We start every project with a kickoff meeting to confirm the Client's goals, budget, and schedule, followed by site visits to document existing conditions, access, orientation, views, and drainage. We will also review of parcel information, zoning, setbacks, and any easements. We will investigate any other special requirements to meet the Client’s visiion. We will then issue a summary of key requirements. We will initiate preliminary coordination with the civil engineer on survey and site planning needs. At the end of the phase, we will issue a short memo summarizing any design constraints and the permitting path.

Before commencing schematic design, we will develop, review and confirm the Client's program. Program is essentially a summary of space requirements and adjacencies. We will make any adjustments for site placement, orientation, code compliance, and buildability. We will deliver an initial site plan, floor plans, preliminary elevations, and massing. We will begin preliminary structural and civil engineering coordination. This phase typically ends with a Client review meeting and a round of revisions per our contract.

Development of plans, sections, and elevations
Selection of materials, windows, doors, and major systems from a defined set of options
Development of use of hempcrete as a building material including strategy for addressing lateral loads in collaboration with structural engineer
Development of the heating and ventilation systems and air conditioning system (if necessary)
One Client review meeting and one round of revisions, with a check-in on budget

We will create a complete permit and construction drawing set including floor plans, elevations, sections, wall sections, schedules, and notes. We will also continue coordination and incorporation of structural, civil, fire sprinkler and Title 24 documents. Code compliance review (CBC, CRC as applicable, CALGreen, and fire and wildland-urban interface requirements). This phase will be completed by the submittal of documents to the appropriate agencies and responses to plan check comments.

We recommend providing review of the execution of the project all the way through completion. Pre-construction meeting. Review of submittals and shop drawings as required. Site visits tied to key milestones such as foundation, framing, insulation, and final, with field observation reports.
